As Development Director, Ken leads the Viella team delivering Development, Project and Construction Management services, for our clients across abroad range of commercial, residential and mixed-use schemes. Ken works closely with clients to develop and execute project strategies to manage the process of concept, design, procurement and delivery to handover for high value complex projects.

With a background working for Employers and Clients along with London Tier 1 Main Contractors, Ken has worked with a broad range of highly respected project teams including some of London’s best-known Architects, Engineers and Consultants – managing novation to Main Contractors including Sir Robert McAlpine, Balfour Beatty and Shepherd Group. Leading complex projects in the West End to the City of London Ken brings a wealth of experience in pre-construction and delivery of high value complex projects.

Christopher worked alongside some of the industries most respected Tier 1 main contractors including MACE and Sir Robert McAlpine. As head of 4D visualisations, Christopher leads the planning team in construction technical support services, focusing on 4D modelling for competitive tender bids and site mobilization and logistics planning, leading to construction phasing and sequencing – all visually presented driving efficiency and understanding across the entire project teams in almost £4bn worth of London projects.

He creates high quality construction logistics, planning and phasing visualisations to aid in project and development planning; packages consist of bid package, logistics for site setup, piling works, substructure, super structure, cladding installation, planners 3d & 4d, residential hold points, infrastructure, stakeholder & engagement, stadium building, BIM cave marketing suite package.

Anna takes the lead on our construction and development management appointments managing and directing the project team in the processes and procedures in delivering best in class projects to time, cost and quality objectives. Anna has a proven track record in Project Management across the industry working with contractors and developers on high end residential projects in London and South East.

 

Anna has worked mainly on residential high-end house with new build and renovating projects in London along with commercial fit-out and refurbishment. Starting from her Civil Engineering training Anna has completed an MSc in Smart Homes and brings this experience to Viella Land.

 


 

Ibilola Femiola

Ibi co-ordinates project management tasks, liaising with the project team, contractors and all relevant parties in order to deliver task items on time. Ibi leads procurement reports in progress meetings as well as producing project related documents such as procurement schedules, issue schedules, CDM checks and responses. Ibi keeps log, monitoring activity within the project.

 

Ibi has experience in Architectural Design and Assistant work, producing technical drawings, site surveys, presentations, concept building, physical and computerised 3D modeling and visualisations, contextual research, workshop making and exhibition design. Ibi also has vast experience in Administration and 5 years of experience in the Hospitality industry, her verbal presentation and personal skills are a fundimental in nurturing good communication amongst the various project teams she works with.

 


 

Paul Godfrey

Paul has over 35 years experience in construction and leads the team in commercial matters in development and contracting. As a surveyor, Paul’s experience in managing various forms of contracts including JCT and NEC, provides our clients with a wealth of practice experience in managing and administering commercial matters in construction.  In construction management Paul provides support to the contractor in producing timely and accurate valuations, negotiating and agreeing variances and relevant or compensation events, and ensuring all contractual and commercial matters are managed carefully and efficiently. In Development Management Paul helps our clients understand the real market costs of their development and how value engineering can deliver their schemes to cost.

      Cut and Carve construction of 7 new luxury apartments in an existing manor building along with 4 new build homes.

      Ken is leading the Viella Land team in construction management on behalf of the main contractor assisting with programme management, quality systems and reporting, project management, health and safety and commercial management and procurement.

      Working on very old structures provides challenges in terms of programme management where unforeseen works arise. The architects leading the project, the employer and the contractor each have a keen focus on quality assurance and driving quality construction and finishes is a key role for Viella Land. Ken and Ibi work closely with the main contractor and on-site management staff facilitating regular construction progress meetings and setting daily and weekly progress targets.

      Description

      Ken managed the project team in the design development (Stage 2 to Stage 4) of a new build £60m+ PRS scheme in prime Central London moving the design to procurement stage and tendering the works to the London supply chain. The work included taking the design from Stage 2 to a developed design and through the planning process.

      Sitting just 17m over the Victoria line the basement works provided exceptional challenges in developing a technical solution to the piling requirements. Working with LUL and a range of stakeholders Ken led a re-design of the sub structure to incorporate sleeved piles and a car lift system to allow maximum use of the basement in a constrained site. Significant stakeholder engagement was required given the position of the scheme in Eccleston Square with the footprint partially within a conservation zone.

      Description

      Christopher delivered a compelling 4D and 5D animation of the demolition deconstruction strategy, renovation of the existing BBC centre into luxury apartments, and construction of two new commercial offices buildings, and a further new build of the Soho house and luxury apartments.

      The 4D construction sequence was tied directly to the project planners programme, making the animation ‘intelligent modelling’. Intelligent modelling is illustrated by the 3D geometry elements being directly synchronised to the Gantt chart programme bars. To increase the value of the bid animation, a further 5D capability was enhanced which took the commercial managers monthly project spending spreadsheet, and synchronised it to the planner’s project programme, thus illustrating the cumulative spend during the construction. To aid the logistics strategy, two additional data boxes were added to illustrate graphically the average labour on-site per week, and the average vehicles per week also. A flythrough render animation was added after the 4D intelligent modelling to illustrate the completion ceremony, of a ‘ribbon cutting’ event to mark a milestone in the construction programme.

      Description

      Christopher managed and led a team of five 3D technologist artists, where he delivered a highly detailed construction methodology five minute animation for Mace Group Ltd, regarding Make architect’s Gotham City tower in the City of London at 40 Leadenhall Street. Christopher closely collaborated with the winning bid team’s project manager, construction manager, project planner, structural engineers and MEP engineers to map out and create an intelligent 4D Storyboard, which laid the foundations of how the 4D animation could be structured.

      This detailed animation consisted of corporate building logo branding as the intro, then a 3D flythrough the City of London of the proposed completed tower design, which then faded away to the existing site. The animation then described the existing site as it’s five total buildings, illustrating the demolition sequence, moving onto the piling strategy sequence, the basement build substructure sequence up to ground floor slab. From the ground floor slab, the 4D animation focused on the tower crane strategy, the major contractor’s logistics’ strategy, from delivery vehicle access and egress, then onto the superstructure steel frame installation and external cladding installation. During the superstructure installation, the moving animation would cut to the MEP volumetric toilet pod delivery to site and installation in 3D, then cut back to the superstructure steel frame erection and cladding installation, finally then illustrating the MEP installation sequence of the cooling towers installed onto the roof. The final scenes of the animation consist of a 3D flythrough on the internal fit-out entrance complete, which them comes to life with office personnel.

      Viella Land working closely with your team can create a bespoke reporting system to monitor the project through each stage and measure risk at each point. We can produce weekly, monthly or quarterly reports that precisely and accurately indicate project progress in a number of key indicators such as programme progress, cost analysis, cost to complete, variations and changes impact on cost and programme, quality, compliance with regulations and NHBC / Premier requirements. We can monitor the project for overall health and indicate any risk items to you as funder.

      Viella Land has extensive experience in managing construction projects from minor works, standard JCT or large-scale, high-value design and build schemes.
